If youโ€™re a disabled veteran living in Arizona โ€” or planning to buy a home here โ€” there are important property tax changes coming in 2027 that you need to know about.

Arizona is expanding its Disabled Veterans Property Tax Exemption, and one of the biggest barriers to qualifying is going away. Beginning with Tax Year 2027, household income limits will no longer apply to disabled veterans or their qualifying surviving spouses.

For some Arizona veterans, that could mean significant property tax savings โ€” including a potential full property tax exemption on their primary residence.

Hereโ€™s whatโ€™s changing, what to expect and how to apply.

๐Ÿ’กWhatโ€™s Changing in 2027?

These changes are statewide.

Whether you live in Maricopa, Pinal, Pima, Yavapai, Mohave, Coconino or any other Arizona county, the state law applies. The exemption itself is established under Arizona law, but your County Assessor is responsible for administering the exemption for your property.

This may be the biggest change.

Under the current program, household income can affect a disabled veteran's eligibility. Beginning with Tax Year 2027, the household income restriction will no longer apply to disabled veterans or their qualifying surviving spouses. That means veterans who previously didn't qualify because their household income was too high should take another look in 2027.

An eligible veteran with a 100% service-connected VA disability rating may receive a full property tax exemption on their primary residence. The 2027 rules also include qualifying veterans receiving Total Disability Based on Individual Unemployability (TDIU).

In plain English? - For a qualifying veteran, the property taxes on their Arizona primary residence could potentially be eliminated.

That's a benefit worth knowing about.

โ“What If Your Disability Rating Is Below 100%?

Arizona's property tax benefit isn't limited to veterans with a 100% disability rating. Veterans with qualifying disability ratings below 100% may still be eligible for a partial property tax exemption, generally based on their disability percentage and ownership interest. So even if you aren't rated 100%, check your eligibility.

โค๏ธ What About Surviving Spouses?

The 2027 changes also expand benefits for qualifying surviving spouses of disabled veterans. Depending on the veteran's disability status and the surviving spouse's circumstances, the spouse may qualify for a full or partial exemption.

If you're the surviving spouse of a disabled veteran, don't assume you aren't eligible. Your County Assessor can review your specific circumstances.

This is an especially important piece for Arizona homeowners considering another home. Beginning in 2027, qualifying veterans and surviving spouses may be able to transfer their exemption to a new primary residence.

Timing matters.

The exemption transfer must be filed with the appropriate County Assessor within 60 days after the new property becomes your primary residence. If you're planning to sell, downsize or move to another Arizona home, put this on your moving checklist.

First, remember: The exemption is not automatic. You have to apply.

Although this is a statewide Arizona benefit, applications are handled through the County Assessor's Office where the property is located. Here's where my mortgage brain kicks in. Property taxes are part of your monthly housing expense when qualifying for a mortgage.

Let's say the property taxes on a home would normally be: $3,600 per year = $300 per month

For a veteran who ultimately qualifies for a full property tax exemption, eliminating that expense could make a meaningful difference in the cost of owning the home. It could also potentially affect mortgage qualification.

But here's something homebuyers need to understand as we head into 2027: There may be a little administrative legwork involved.

As the new law goes into effect, individual lenders, loan programs and mortgage servicers will need to implement the changes into their own systems and procedures. Depending on the lender, loan program, timing of your purchase and the county where you're buying, the exemption may not necessarily be reflected in your mortgage payment on Day One.

There are several moving pieces involved:

The underwriter approves the mortgage. The County Assessor determines your eligibility for the property tax exemption. And your mortgage servicer manages your escrow account after closing. Those processes don't always happen at the same time.

For some buyers, that may mean purchasing the home first, completing the exemption process with the appropriate County Assessor, and then providing proof of the approved exemption to the mortgage servicer so the property's tax information and escrow account can be updated.

As lenders begin implementing the 2027 changes, we'll have a better understanding of exactly what documentation each lender will require and at what point in the mortgage process the exemption can be recognized.
