📈 Mortgage Rates: Finally Some Breathing Room!

After several weeks of mortgage rates climbing, buyers finally caught a little break last week!

According to Mortgage News Daily, the average top-tier 30-year fixed mortgage rate finished Friday at 7.48%, its lowest level in two weeks.

Here's how we got there:

  • Monday, October 5: Rates reached 7.61%.

  • Thursday, October 8: Rates experienced their biggest one-day improvement in three months.

  • Friday, October 9: Rates dipped again to 7.48%, continuing the recovery.

Now, before we break out the confetti, let's keep things in perspective. Rates are still considerably higher than the 6.75% levels we saw at the end of August. But after a challenging stretch, this improvement is certainly welcome!

🐼 What Does This Mean for Buyers?

A little rate relief is encouraging, but waiting for the perfect rate isn't necessarily the best strategy.

Between seller concessions, temporary rate buydowns, and new lending guidelines creating additional opportunities, there are ways to make today's market work for buyers.

My advice? Stop trying to time the market and start building a strategy around the numbers that actually work for you.

Whether you're buying now or planning your next move, let's look at the options, run the numbers, and find your sweet spot.

Because the best mortgage strategy isn't about predicting tomorrow's rates. It's about making smart decisions with today's opportunities.
