Mortgage Rates Catch a Break as Oil Prices Cool

After a rough end to last week, mortgage rates are showing signs of stabilizing.

Friday was a challenging day for the bond market, driven by an unusual mix of global events. Heavy currency trading tied to efforts by the U.S. and Japan to strengthen the Japanese yen, combined with rising oil prices, put upward pressure on bond yields. Since mortgage rates are closely tied to the bond market, rates moved higher as a result.

The good news? This week started on a much better note.

📉 Why Rates Improved

As tensions in the Iran conflict eased over the weekend, oil prices dropped significantly. Lower oil prices can reduce inflation concerns, and that's exactly what helped bond yields move lower to start the week.

Normally, lower bond yields lead directly to lower mortgage rates.

This time, however, the improvement wasn't felt equally across every lender. Some lenders had already increased rates late Friday afternoon, while others had not. Those that made larger adjustments Friday generally offered slightly better pricing today, while others remained close to Friday morning's levels.

Don't get caught up comparing headlines to the rate you're quoted.

Mortgage pricing can vary from lender to lender and even from one part of the day to another. A news headline saying "rates are down" doesn't always mean every lender has lowered pricing by the same amount.
