🏡 More Buying Power Is Here Early

The projected 2027 conforming loan limit is $850,000, up from the current $832,750 baseline—and I already have lenders allowing me to originate eligible loans using the higher amount.

That means some buyers may qualify for a larger conventional loan now instead of waiting until 2027 or moving into jumbo financing. HUD usually follows with updated FHA loan limits, so more buying power may soon be coming for FHA buyers too.

🔍 What Is a Conforming Loan Limit?

The conforming loan limit determines the maximum loan amount that generally qualifies for conventional financing backed by Fannie Mae or Freddie Mac.

When a loan exceeds the limit for that area, it may be considered a jumbo loan. Jumbo financing can come with different requirements for credit, down payment, reserves and documentation.

By increasing the limit, more buyers may be able to remain within conventional financing—and potentially avoid jumbo-sized hoops.

💰 What Could the Higher Limit Mean for Buyers?

Because I have lenders already accepting the higher projected limit, eligible buyers may be able to:

  • Finance a higher-priced home with a conventional loan

  • Put less money down while remaining under the conforming limit

  • Avoid certain jumbo-loan requirements

  • Revisit a scenario that previously landed just above the limit

For example, a buyer purchasing an $894,000 home with 5% down would have a loan amount of approximately $849,300—just under the new early-access limit.

Under the current baseline limit, that same scenario would exceed the conventional threshold. That extra room can matter.

🌵 Let’s Use Arizona as an Example

Arizona counties currently use the national baseline conforming loan limit of $832,750 for a one-unit property.

With participating lenders now accepting loans up to $850,000, eligible Arizona buyers may already have access to the additional borrowing power.

Loan limits can vary in designated high-cost areas across the country, so the amount available to you may depend on the state and county where you are buying.

🏠 What About FHA Loan Limits?

HUD typically updates FHA loan limits after the official conforming limits are announced. Because FHA limits are tied to the national conforming limit and local home values, an increase in the official conventional limit generally leads to higher FHA limits too.

HUD’s announcement is usually expected in late November or December, with the new limits generally becoming effective for FHA case numbers assigned on or after January 1, 2027.

FHA limits are county-specific, so increases may look different depending on where you are buying. The official numbers are not available yet, but I’m watching closely.

⚠️ One Important Detail

The Federal Housing Finance Agency has not officially announced the final 2027 conforming loan limits yet.

The $850,000 early-access limit is currently available for single-family homes through participating lenders, and individual lender requirements may vary. Once the official limit is released, the final number could be different.

The headline is good news, but the location, lender and fine print still matter.
